




Some garages take a beating. Heavy use, constant sun exposure from an open door, oil drips, scuffs - the concrete just isn't built to handle all of that on its own. That's exactly the situation we were working with here.
The bare concrete going into this job was stained, dirty, and showing the kind of wear you'd expect from a garage that actually gets used. We went with a full polyaspartic flake system and started with an MVB primer - that's a moisture vapor barrier. It's a step a lot of contractors skip, but in a garage that sees a lot of open-door time and UV exposure, it matters. Skipping it is how coatings start to bubble and peel down the road.
Polyaspartic is the right call for situations like this. It cures faster than standard epoxy, it's more flexible, and it holds up under UV without yellowing or going chalky over time. The flake broadcast gives you that granite-style finish, but it also adds grip - which you actually want on a garage floor.
What we ended up with is a floor that's as functional as it is clean. The grey flake blend sits under a high-gloss topcoat that makes the whole space feel finished. Not just coated - finished. That's the difference between doing it right and just doing it.
