Plain concrete does its job, but it doesn't do much else. It stains easily, shows every scuff and drip, and can be a pain to sweep clean. A lot of homeowners just live with it - but there's a better option that doesn't require a full gut renovation.

This is a partial flake epoxy finish, and it's one of our go-to systems for garages. The base coat goes down first, then vinyl flakes are broadcast across the surface before a clear topcoat locks everything in. What you end up with is a floor that's hard, sealed, and genuinely good-looking.

The difference is immediately obvious. The bare concrete before was dull, porous, and already picking up discoloration. The finished floor has a consistent speckled pattern in light grey with dark flake accents - clean, sharp, and easy to wipe down. Dirt and fluid don't absorb into the surface the way they do with raw concrete.

What we like about a partial flake system is that it hits the sweet spot between performance and practicality. The coating bonds tight to the concrete, adds a layer of slip resistance, and holds up against hot tires, heavy foot traffic, and the general wear a garage floor takes on. Maintenance is simple - a quick sweep or mop keeps it looking fresh.
