Here's what we were working with - a bare concrete garage floor that looked fine on the surface but had zero protection and zero personality. Uncoated concrete like this absorbs oil, stains easily, and just gets harder to clean over time. A lot of homeowners put up with it for years without realizing how much of an upgrade is possible.

We started with diamond grinding the concrete. This is the step that actually makes or breaks a coating job. It opens up the surface so everything bonds properly - skip this step and even a good coating will peel eventually. After grinding, we applied an MVB primer to handle any moisture coming up through the slab before laying down the epoxy base coat.

Once the base was down, we broadcast epoxy flakes across the surface. The partial flake broadcast technique gives you that clean, speckled look without going full saturation - it's a popular choice because it hides minor scuffs and dirt while still looking sharp. The gray and white color combo here works really well against the bright walls of this space.

The final layer is a UV-stable polyaspartic top coat. This is what gives the floor that glossy, light-reflecting finish and what protects everything underneath from hot tire pickup, chemicals, and daily wear. Unlike standard epoxy top coats, polyaspartic won't yellow or fade from sun exposure - which matters a lot for garage doors that get opened regularly.
